How to prevent Flat Roof Damages

by | Oct 13, 2016 | Roofing

Flat roofs have a 15-degree pitch, or less. The roofs are long lasting but you need to take care of the roof for it to last. Flat roofs are vulnerable to weather changes and they require a lot of maintenance services. Their durability is also influenced by the material that they are made up of.

All flat roofs need to be inspected and maintained every autumn and spring. They should also be maintained after heavy weather conditions. If your flat roof is constructed using felt, then you need to be careful about ponding, splitting and blistering. The three conditions can however be prevented by the following procedures;

Splitting

It is caused by poor workmanship, freeze thawing, stress or pressure or water ponding. The roof can be damaged if people walk on it a lot, if the solar reflective stones and paints have not been maintained or if appropriate care has not been taken on the roof.

Ponding

When you see a concave shape with some water waters on the side during summer or standing ponds of water, then your flat roof is ponding. Call an expert in commercial roofing in Bristol to raise the flat areas or you can install hoppers if the ponding is towards the edge of the roof. If the standing water is not a lot, use an electric pump to suck in the water. The expert can also advise you to install drains to deal with the problem.

Blistering

The name defines the situation. It happens when air enters the felt substrate or layers between the felt leading to air pockets. If the pockets are located near joints, they burst. The bursting creates a way for water pass through from your roof to the house when it rains or snows. Call a professional in commercial roofing in Bristol to fix your roof if it is blistering to prevent it from leaking.
